The more detail you give me here, the more useful my first response will be. Nothing on this form is an application, and none of it triggers a credit inquiry.
Submitting this form is not a loan application and does not result in a credit inquiry. It is not a commitment to lend. All loans are subject to credit approval, income verification, property appraisal, and underwriting guidelines.

What Happens Next
No pressure, no runaround
I read your scenario
Not a form-letter auto-reply. I look at the actual details you sent and flag anything that needs a follow-up question.
We talk — 15 minutes
Phone or text, whichever you prefer. We go through income, the property, and your timeline.
You get a straight answer
Which programs fit, roughly what you qualify for, and honestly whether the scenario is financeable at all.
You decide
If it makes sense, we start the file. If it doesn't, you've lost fifteen minutes and gained a clear answer.
Before You Reach Out
Questions I get a lot
Will contacting you affect my credit score?
No. The consultation is a conversation. Nothing is pulled until you decide to move forward and complete an actual application.
What should I have ready for the first call?
Nothing formal. A rough sense of your monthly business deposits, the purchase price and down payment you have in mind, the property type, and your timeline is plenty. If the property is a condo, the building name helps — I can often tell you something useful about it right away.
I've already been declined by a bank. Is it worth calling?
Usually yes. A decline reflects one lender's guidelines, not the whole market. That's particularly true for self-employed borrowers whose tax returns understate their cash flow, and for condo buildings that fall outside conventional eligibility. It's worth ten minutes to find out.
Do you work with real estate agents?
Regularly. If you have a buyer with complicated income or a building you're unsure is financeable, send it over before the offer goes out — a clear answer up front saves everyone a dead contract.
What areas do you serve?
I'm based in Delray Beach with most of my work in Palm Beach, Broward, and Miami-Dade counties, and I'm licensed to originate throughout Florida.
